Partnership.

Five ways organizations work with us, and the one thing all of them need: a licensed Service Organization that can deliver at volume across five provinces.

Most of our volume does not come from homeowners finding us. It comes from organizations that need evaluations done reliably, at scale, across more than one province, by a firm that will still be here next year. There are five shapes this takes.

Builders and developers

Design-stage modelling, mid-construction reviews, airtightness testing and certification through our licence — ENERGY STAR for New Homes and R-2000, neither of which a builder can self-certify. For volume builders the mid-construction review on the first house of a model line is the one that pays for itself, because it tells you what your crews actually build as opposed to what the drawings say.

Mortgage brokers and lenders

This is the most under-used partnership in Canadian housing. All three mortgage insurers — CMHC Eco Plus, Sagen and Canada Guaranty — refund twenty-five per cent of the insurance premium on an energy-efficient home, and all three accept an EnerGuide rating showing at least twenty per cent better than a typical new home as the evidence. Almost nobody claims it. A broker who routinely asks the question is giving clients real money back.

On the multi-unit side, MLI Select energy points move the premium, the amortisation and the loan-to-value together, and CMHC's own criteria name a certified energy advisor as an acceptable signer of the attestation. You do not automatically need an engineer.

Property managers and REITs

Portfolio benchmarking, municipal bylaw reporting, ASHRAE audits and recommissioning, run as a programme across the portfolio rather than building by building. Toronto's reporting threshold drops to 10,000 square feet in 2027, which brings in an enormous number of buildings whose owners have never benchmarked anything.

Utilities, municipalities and programme administrators

Delivery capacity is the constraint every retrofit programme hits. We have advisors in five provinces and a licence that lets them issue labels, which is the combination programme administrators are short of when a new incentive launches and the phones start.

Real estate

Labelling at point of sale is coming. NRCan already lists home labelling programmes as running or upcoming across most of the country, Whitehorse and Yellowknife mandate EnerGuide labels on new homes by bylaw, and Calgary has modelled scores for more than 350,000 homes. Brokerages that get ahead of this will be the ones with a rating on the listing when buyers start asking for one.
