MLI Select scores multi-unit projects on affordability, accessibility and energy efficiency, and the points move the premium, the amortisation and the loan-to-value. The energy points are frequently the easiest of the three to earn and the most often left on the table.
The thresholds are published. For existing buildings, a reduction of 15 to 24 per cent against pre-retrofit consumption earns the first level, 25 to 39 per cent the second, and 40 per cent or more the third. For new construction it is measured against NECB or NBC Tier 1, at 25 to 49, 50 to 59, and 60 per cent or better.
The point most brokers get wrong is who may sign. CMHC's own energy efficiency criteria name a certified energy advisor alongside engineers, building consultants and Certified Energy Managers. You do not automatically need a P.Eng.
What you do need is whole-building energy modelling to recognised simulation practice — not an EnerGuide rating. They are different deliverables and we will tell you which one your file needs before you buy either.
