What it is

This is the quietest live money in Canadian housing and almost nobody claims it. All three mortgage insurers refund a quarter of the insurance premium on an energy-efficient home, and all three accept the same evidence: an EnerGuide rating showing the home uses at least 20% less energy than a typical new home. One difference matters and is constantly missed — Canada Guaranty's programme is for newly built homes only, while CMHC Eco Plus and Sagen also cover existing homes. If you bought with less than 20% down in the last two years, this is worth a phone call.

Dates and status

All three live. CMHC Eco Plus and Sagen allow two years from closing; Canada Guaranty allows 24 months.
