This needs energy modelling and a signed attestation. An energy advisor is named as an acceptable signer — but it is a different deliverable from an EnerGuide evaluation.

The part most brokers get wrong: the attestation does not have to be signed by an engineer. CMHC's own criteria name a certified energy advisor alongside engineers, building consultants and Certified Energy Managers. What it does need is whole-building energy modelling to recognised practice, not an EnerGuide rating — those are different deliverables and we will tell you which one your file actually needs.
